Building Permit Information and Requirements

The City of Grant has, through Ordinance 2005-113, adopted the most current edition of the Minnesota State Building Code, which includes the International Building Code (IBC), the International Residential Code (IRC), and all state amendments, as a means to ensure adequate construction and buildings conforming to the minimum requirements for the health, safety, and general welfare of its occupants.

Building permits and accompanying inspections are required in order to erect, construct, enlarge, alter, repair, move, improve, remove, convert or demolish any building, structure, or portion thereof. This includes replacing any electrical, gas, mechanical or plumbing system which is regulated by the code.

Examples of work requiring a building permit are additions and remodeling, garages and accessory buildings, decks, sheds (120 square feet or larger), re-roofing, new siding, window and/or door replacements, retaining walls over four feet high, stucco work, and in-ground and above-ground swimming pools 24 inches or more deep.

Separate permits and/or approvals from the city or other agencies may also be required in connection with the above projects. From the City of Grant these may include grading permits, driveway permits, certificates of compliance, variances, or conditional use permits. Washington County approves and inspects septic systems. Other agencies such as Watershed Districts, the Minnesota Department of Natural Resources, and the Washington Conservation District, may also require reviews and approvals of proposed projects.

If you are unsure if your project requires a permit, please contact the building inspector. Many projects also require a plan review process.
